10.25.24: In my opinion regarding LOT 3420: As described the mirror plate exhibits some overall silver loss, I note that the vanity is presently intact and structurally secure, the beveled mirror plate currently being free from observed chipping or fractures, the trim directly below the scrolled elements at sides of mirrors with several minor filled restorations, the table top having typical light tonal variations to the veneer from sparse areas of minor staining, fading, and a small amount of water spotting commensurate with use, I observe a few minor splits, including one at the center of stretcher, which are typical and all remaining stable at this time, there is minute typical surface wear commensurate with age and use such as a small number of minor abrasions and nicks
